Water heater over ten years old? What to watch for

A tank usually lasts eight to twelve years. Rusty water, puddles and popping noises mean it’s time to plan, not panic.

Most tank water heaters last eight to twelve years, and well water shortens that.

Signs it’s going

Rusty or cloudy hot water, a puddle at the base, popping or rumbling when it heats, or a tank that runs out faster than it used to.

What we recommend

If it’s over ten years old and starting to act up, replace it before it fails, on a day you choose. A planned replacement is usually the same day and starts at $1,695 installed, with haul-away. A failed tank at 2 a.m. adds an after-hours fee and a wet floor.
